We have years of experience in the local property market and our membership of the GSPC enables us to establish immediate market trends throughout the area. Our expertise is at your disposal to ensure that you buy the right property on the right terms and at the best possible price.

The Initial Meeting

Probably the most important part of the process. It is essential you meet with us before beginning the property search. At this meeting we will give a detailed explanation of everything involved in house buying. We will advise on current market trends, what to look out for and what to avoid. We will also give tips on viewing properties.

We will also arrange for you to meet with an Independent Mortgage Advisor should you require professional financial advice.

Noting Interest

A vital component of the Scottish house buying system. If you are seriously interested in a property it is usual to note interest in it with the selling agents. We will ensure you understand the significance before you start looking and when you have found a suitable property we will arrange to note interest on your behalf.

The Survey

We will advise you which Surveyors are experienced in the local property values and will ensure their reports are acceptable to your lender.

The Offer

You do not need to wait for a Closing Date to be set to offer for a property.  Negotiations can be conducted either verbally or in writing and in some cases even before a survey has been carried out.  You can rest assured that we will proceed in a manner which is most to your advantage and thereafter negotiate to ensure you obtain the best deal.  You will be consulted at all stages and obviously will not be committed to a deal until you are entirely satisfied and your mortgage is in place.

The Conveyancing

We will ensure that the legal formalities are properly taken care of leaving you to look forward to the agreed date of entry.
